Sitting just outside Albuquerque, this charming half acre lot will afford its owner the opportunity to be close to all the great nightlife, concerts, events, casinos, museums and national parks that surround the metro area while still providing the type of privacy not typical of the big city. In fact, one of the great benefits of owning a lot like this is that it sits in a still underdeveloped portion of Rio Rancho. With more and more Americans migrating to the sun belt every year, the Albuquerque Metro area is only going to expand with an ever growing need for land and housing to accommodate this upwardly mobile population. Owning a lot in a still growing section of the city affords the buyer - especially at this price - the ability to purchase low then sit back and watch as values appreciate.
Property Specific Notes:
- The Rio Rancho Estates Subdivision was created and platted out in the 1950's. When this was done, the developer bought up thousands of acres and subdivided most all into one acre lots, meaning that in the thousands of acres that comprise this subdivision there are very few lots larger in size than one acre. This two acre lot itself is in fact two adjacent one acre lots and it is incredibly rare to find anything even this large within the entirety of the subdivision. This means that owning this two acre lot will guarantee you 300% more land than 99.9% of the people living in Rio Rancho Estates.
- Located just 1.5 miles northwest of the solar array, this property sits off of 43rd Street NW, just west of Encino Road NW, a still undeveloped portion of Rio Rancho Estates. This area is perfect for anyone looking to build a life far from the prying eyes of neighbors, but still close enough to easily access all of the amenities of the city and nearby Albuquerque. Drive time from this lot into the developed portion of Rio Rancho is rouhgly ten minutes (eight miles).
- Despite its more remote location, the roads in this area are surprisingly well maintained. The majority of the route out to the subject property is Northern Boulevard to Encino Road. Most of Northern is paved, and Encino is well graded. Additionally, there are power lines running the length of Encino all the way out to the subject property. While these power lines are of the industrial variety (not residential) it's safe to assume that this region can accomodate the eventual development.
- This property has a gradual incline from south to north and may provide a nice hillside on which to locate your new home. Additionally, this slight rise to the property may insure your ability to enjoy the views of the nearby Sandia Mountains for years to come.
- The subject property sits very close to 29th Ave NW. This road - once you drive east - becomes Paseo Del Vulcan, one of the major arterials in Rio Rancho. Additionally, along Paseo Del Vulcan you'll find the Santa Ana Star Center, UNM Medical and UNM West. Further east, where Paseo meets the 550, you'll have easy access to the Santa Ana Casino and Golf Club as well as the Super Wal-Mart. In other words, however removed this lot may seem, you're only a few minutes from major attractions and amenities.
