  • While the Rio Rico Estates subdivision was created with a number of covenants and restrictions, all of them seem to either reference zoning law or building and environmental codes, meaning regulations you'd have to abide by whether you build here or anywhere else in the state. Because of this, all buyers are encouraged to scout the lots prior to purchase.

  • As noted, the Rio Rico Estates subdivision sits just west of the I-19 corridor. As Rio Rico has a population of roughly 19,000, this suburban community is outfitted with a number of grocery and supply stores in addition to restaurants, schools, churches and medical facilities. Because of this, most all amenities will be available to you with only a short drive into town. Anyone looking for larger big box stores such as Walmart and Home Depot or their favorite fast food restaurant will need to travel ten minutes south into neighboring Nogales.

  • As Interstate 19 sits within easy driving distance of the subject property, anyone buying land here will be conveniently located only ten minutes north of Nogales and the nearby US/Mexico border as well as an hour south of Tucson.

  • It should be noted that the subject property sits within close proximity to some of Southern Arizona's most iconic attractions including Sonoita Creek State Natural Area, the Saguaro National Park, the Organ Pipe Cactus National Park and Tombstone, to name just a few. Additionally, owning land here will put you only two and a half hours south of Phoenix, where there is even more nightlife, events and attractions to take advantage of it.
