Property Specific Notes:

  • Location & Size: The subject property is a 1.48 acre parcel situated along Button Lake Trail in the Humboldt River Ranch subdivision, a residential community located just twenty minutes east of Lovelock and across the highway from the Rye Patch Reservoir and State Recreation Area. This community sits in the shadows of Thunder Mountain and the adjoining foothills which provide striking views and a picturesque backdrop for all who choose to live here. Click here to see the subject property's location on Google Maps.

  • Roads & Access: Like most of the roads in this subdivision, Button Lake Trail is a well-maintained paved gravel road that can be navigated by any vehicle type. Additionally, it provides over 215 feet of road frontage along the northern boundary of the subject parcel.

  • Physical Address: Unlike most of the vacant land we list, this property actually has a formal address of 22530 Button Lake Trail. This should make it easier for anyone looking to scout the land prior to purchase.

  • Power & Utilities: Underground utilities can be found very close to the property boundaries at the corner of Button Lake and Walker Lake (also identified as Chimney Creek Road). And while there are no power lines on the property itself, there are power lines running the length of Dorsey Lane and servicing home sites just five hundred feet south of the parcel. Based on their proximity, it should be easy and affordable to get power extended to the subject property. To learn more about the cost of getting power extended and connected to whatever you elect to build on this land, buyers are encouraged to contact the Pershing County Electric Utility, a County-run utility specifically servicing this region.

  • HOA: The Humboldt River Ranch subdivision is governed by The Humboldt River Ranch Association, an organization which helps maintain the beauty of the region, and hence it's property values. This community also offers its member access to a host of amenities including the resort area, which consists of sleeper cabins, four RV sites, three tent sites, a BBQ Pavilion and a shower station. In addition, Members are also afforded access to the campground facilities which border the nearby Humboldt River. The annual dues for membership within the Association are a reasonable $276.00 annually and may be paid all at once or in installments throughout the year.

  • Covenants & Restrictions: As is to be expected, the Humboldt River Ranch Association is also responsible for enforcing covenants and restrictions which govern this community. It should be noted, however, that these are what we like to refer to as "reasonable, good neighbor restrictions" dealing with the the disposal of trash and prohibitions on excessive noise. In other words, nothing too strict. To learn more about the Humboldt River Ranch covenants and restrictions you can read the attached PDF here or view the video at the top of this page beginning at 15:54.

  • Covenants & Restrictions, Cont'd: It should be noted that land in this region is almost exclusively designated for residential and not recreational use. While Humboldt River Ranches has an 'Architectural Review Committee' in charge of approving building plans, their mission statement seems to be more about maintaining property values than dictating paint swatches. Additionally, conversations with them lead us to believe anyone serious about building here is unlikely to meet serious resistance. For more on this topic, restrictions and time limits on building, please review the PDF linked here, view the video at the top of this page beginning at 15:54 or contact the Humboldt River Ranch Association directly at 775.538.7431.

  • Building Guidelines: Some general building guidelines to be aware of in this subdivision include the following: Single Family Residences are permitted here and must have a minimum area of 1,000 square feet and be no taller than 25 feet in height. Manufactured Homes are acceptable here but RVs, Camping Trailers, Tent Trailers, Pickup Trucks and Motor Homes may not be used as permanent residences. Any manufactured homes placed within the community must be no older than five years and must be skirted or given a permanent foundation within three months. Temporary dwellings are permitted while permanent homes are being constructed though these are approved on a case by case basis by the Architectural Review Committee.

  • Adjacent Lots: For anyone looking for a larger piece of property in this subdivision, it should be noted that Hemingway Land is also selling the adjacent lot to the immediate west of the subject property. For more information on this neighboring 1.48 acre parcel, you can visit the property's listing page here.

  • Rye Patch State Park: The subject property is located in close proximity (literally across the Interstate) from the Rye Patch State Recreation Area, an 11,000 acre state park offering plenty of opportunities for boating, swimming, hiking, camping and general relaxation. In addition, this region offers trophy-class fishing as the lake is filled with plenty of crappie, wipers, white and black bass, channel catfish and walleye.

  • Nearby Towns: The town of Lovelock is situated roughly twenty minutes west of the subject property along I-80. While home to only about 2,000 residents, it does provide easy access to a number of grocery and supply stores as well as schools, churches, restaurants and the Pershing General Hospital. For anyone looking for larger big box stores such as the nearest Walmart, those can be found roughly forty minutes east also along the I-80 in the town of Winnemucca.

  • Nearby Attractions: Despite its relatively rural setting, those buying land here will find a surprising amount to do in Northern Nevada. In addition to the Rye Patch State Recreation Area there's also the Humboldt State Wildlife Management Area just down the highway outside of Lovelock, the Blackrock Desert Conservation Area, home to the annual Burning Man events, Lahontan State Recreation Area just outside of Fallon and Pyramid Lake just north of Fernley. In addition, the Reno/Tahoe Metro Area, home to plenty of resorts, casinos and world-class skiing is only two hours west of the subject property and may prove an excellent resource for weekend getaways.

  • Taxes: Nevada is one of only seven states which do not tax income. This means that moving here will automatically save you money.

  • Photography: The gallery at the bottom of this page contains photos of the subject property taken during summer weather but does feature a few shots of the surrounding region taken during winter months.

  • Title: This property was closed on and its title insured through Cow County Title Co.
