Property Specific Notes:
  • This 7.79 acre lot sits along Box S Road, one of the main thoroughfares through this subdivision which is well maintained and can be traversed by any vehicle type.

  • While is there no power along the subject property, power can be found along Box S Road at the lots and homes across from this parcel, meaning it should be relativley easy and affordable to get power extended to whatever structure you choose to build on this land.

  • The land of this property has two distinct characteristics, the first being the flat terrain closest to the road which features a number of open areas idel for building. This area occupies roughly 25% of the property. The remaining 75% percent of the property is terrain that slopes gradually upward from the road (west to east) becoming more forested the higher in elevation it goes. While this may provide a challange for anyone looking to build on the higher end of the property, it may also provide great reward as the land is surrounded by some stunning mesa views.

  • An arroyo of some note crosses the subject property from north to south and seperates the western portion of the land (roughly 25%) from the eastern portion (roughly 75%). Anyone looking to purchase this parcel should plan accordingly for this, whether it be filling in the arroyo, or planning some minor bridge to help cross from one portion of the land to the other.

  • While there is no well on this property, the water table depth in this region is easily accessible as many neighboring home owners have wells. It is best, however, to contact a local vendor to inquire about what the cost of installation might be.

  • The Cibola National Forrest can be found bordering this subdivision to its east. This should provide plenty of opportunity for hunters as the region is known for its large populations of elk, mule deer and wild turkey. Additionally, Ramah Lake is only seven miles south of this land and may provide many opportunities for boating, fishing and general relaxation.


Box S Ranch Covenants & Restrictions (Cliffs Notes):
  • In regards Zoning, it should be noted that McKinley County has no formal zoning designation and tends to defer to Home and Property Owner’s Associations and their respective Covenants and Restrictions when it comes to what can be built or done on lands within their county. This property is part of the Box S Ranch subdivision, and there are covenants and restrictions that run with the land from the time of its original subdivision and establishment. This being said, there is no formal Box Canyon HOA currently active, policing and enforcing these original covenants so its difficult to say how much of this - practically speaking - may still apply.

  • In the interest of transparency, we have provided a simplified “Cliffs Notes” version of these CCRs. If you’d like to read the CCRs cover to cover, we have linked them here as well as in the table below. What’s provided here is simply an overview meant to answer general questions.

  • Residential Good, Commercial Bad: These properties may only be used for Residential purposes and not for commercial or business interests. Additionally, condos and “low rise apartments” not exceeding four units are also acceptable.

  • Livestock: Family pets such as dogs, cats and birds are acceptable. Horses and cows are acceptable if limited to small numbers such as no more than four. Letting large numbers of horses, cows, goats and sheep run rampant on the property, however, is not allowed.

  • Time Limit To Build: From the time you purchase the land you are not obligated to construct anything on it. Once you break ground on your new home, however, you will be expected to finish construction within 18 months. As they write in their CCRs, construction should be “diligently prosecuted.”

  • Architectural Control Committee: Curiously, unlike many CCRs we encounter, there is no mention here of any ‘architectural control’ or ‘design committee.’ In all likelihood this means that as long as you are compliant with New Mexico Building Codes, you can construct whatever you like, particularly if it’s a more conventional Single Family Residence. Anyone looking to build a less conventional structure - such as a tiny home or shipping container home - may want to investigate potential rules and restrictions further prior to purchase. It should also be noted, that because of the close proximity to miles and miles of densely forested area, the CCRs do enumerate one restriction, which is that all roofs be made of “fire resistant material.”

  • Minimum Square Footage: 600 Square Feet. Depending on your defintion of 'tiny', this may fulfill your desire to build a tiny home here.

  • Camping: Allowed, but for no longer than 21 days at a time. Additionally, the owner of the land must be present during this time.

  • Port-A-Potties aka “Privies”: May only be used during the construction of the permanent residence.

  • Rubbish: They want you to be a good steward of the land. Keep the property clean, keep gardens “adequately cultivated.”

  • Storage: Lots may not be used exclusively for storage.

  • Firearms: Not allowed to “discharge”, meaning hunting here is not permitted. This being said, this property sits in very close proximity to the Cibola National Forrest meaning some of the best elk, mule deer and turkey hunting in the state can be found only a few miles down the road.


Not Mentioned In The CCR’s:
  • Airbnb: These CCRs pre-date Airbnb and thus, nothing is enumerated in the document about renting out the house to tourists, campers or hunters. The CCRs do make mention of not using the land for business purposes, but this would seem to fall into a gray area.
