- Location & Size: The subject property is a one acre lot located along Crescent Street just west of Pierce Ferry Road in Meadview, a residential subdivision situated just five minutes south of the town of Meadview and less than ten minutes south of the South Cove Marina. - Roads & Access: While the subject property is located in a dense residential area, most of the roads here are still a dirt/gravel consistency. This includes the aforementioned Crescent Street which runs along the southern boundary of the subject property. Despite these roads not being paved, they should still be easily navigated by any vehicle type.
- Physical Address: Unlike most of the vacant land we list, this property actually has a formal address of 595 Crescent Drive. This should make it easier for anyone looking to scout the land prior to purchase.
- Power & Utilities: The subject property boasts power and underground telecom lines along its back, or northern boundary. Additionally, all of the nearby home sites are being serviced by these utilities. Because of this it should be both easy and affordable to get power connected to whatever you decide to build on the land. Anyone looking to investigate the cost and logistics of getting connected to the grid is encouraged to contact Mohave Electric Cooperative, the utility company servicing this region.
- Subdivision: While the Meadview subdivision was created with a number of covenants and restrictions, all of them seem to mirror zoning law or building and environmental codes, meaning regulations you'd have to abide by whether you build here or anywhere else in the state. - Zoning: This property is zoned R-1 (Residential 1), a designation which means that while this property may be ideal for a house, manufactured or mobile home with cement foundation, it could not be used for RV living or camping. - Building Guidelines: Some notable guidelines per the CCRs and local zoning: The lot can not be used for business purposes. Site-built homes must be at least 800 square feet in size and completed in twelve months from the time the building permit is issued. Mobile homes must be at least 600 square feet as well as 40 feet in length and 10 feet in width. They can be no older than ten years and must be skirted within six months of a building permit being issued. Trailers, campers and boats can be parked on a property so long as they do not "appear unsightly."
- Topography: It should be noted that much like all the other lots in this region, the topography of the subject property could best be described as a "rolling hillside" meaning it is not flat and will likely require some grading and landscaping before construction could begin on a home site. As will be evidenced in the photo gallery at the bottom of this page, all of the neighboring homes likely required similar grading services prior to building, meaning that this is a common feature of land in this area.
- South Cove Marina: As noted, South Cove Marina is located just a few miles north of the subject property. Part of the Lake Mead Recreation Area, South Cove is where the Colorado River exits the Grand Canyon and starts to form Lake Mead. Situated on the eastern edge of the park near a Joshua Tree forest, one of the benefits of this location is that it is one of the park's lesser known getaways, meaning you'll never have to fight too many tourists to enjoy the lake or its nearby sandy coves.
- Nearby Towns: While the nearby community of Meadview has a few convenience stores, diners and bars, it's the town of Kingman, roughly an hour south, where you'll find groceries and supplies as well as big box stores like Walmart and Home Depot. In addition to these amenities you'll also be able to take advantage of the many fast food restaurants, shops, parks, churches and medical facilities that service this region.
- Nearby Attractions: One of the most attraction-rich parts of Arizona, Mohave County is home to a number of top tourist destinations such as the Grand Canyon Sky Walk, Lake Havasu and the Lake Mead Recreation Area with its many parks, trails and marinas. In addition, the iconic Hoover Dam and the casinos of Laughlin sit just a short drive away on the border with Nevada. The exploration and sight-seeing doesn't end there, however, as plenty of lesser known but equally compelling spots such as the famously relocated London Bridge and the Ringbolt Hot Springs also call this expansive county home.
