  • Location & Size: The subject property is a one acre lot located along Magnolia Road just south of 9th Street in the Carson River Acres subdivision. This region is zoned for residential use and sits just west of the Carson River and south of the Lahontan State Recreation Area.   • Roads & Utilities: The subject property sits 3.5 miles east of Alternate US Highway 95. While many of the roads between the highway and the subject property are paved, and some consist of well-maintained dirt/gravel, where Magnolia Road meets this parcel, the roads are more of a dirt/sand consistency. Additionally, while power lines and underground utilities can be found throughout this region, both stop short of the subject property by a few blocks. Because of this, anyone looking to get power to the property is encouraged to investigate alternatives such as solar, as many of the neighboring home sites seem to be employing. Anyone looking to investigate the cost of getting power extended to the subject property is encouraged to contact Nevada Energy, the utility company servicing this region.

  • Physical Address: Unlike most of the vacant land we list, this property actually has a formal address of 8195 Magnolia Street. This should make it easier for anyone looking to scout the land prior to purchase.

  • No HOA: The Carson River Acres subdivision has no HOA, and hence, no annual dues or time limits on building. While some covenants and restrictions were established when the subdivision was first created, these are incredibly lite and specify little other than the fact the lots may not be used to store junk and that RV living is unacceptable except for four consecutive months at a time or for twelve months when building a permanent home site.   • The Local Economy: The community of Silver Springs is sometimes referred to as a "bedroom community" of nearby Reno.
