Located in the Big Island’s Ka’u district, this one acre lot is part of Hawaiian Ocean View Estates, a subdivision that boasts power at the lot line, paved road access and sits just a short distance from the beaches of South Point. With a terrain that varies from lava fields to ohi’a trees, this subdivision has easy access to the Mamalahoa Highway (Highway 11) and is ideal for anyone looking to experiment with unconventional or off grid living situations as the entire region has the type of relaxed zoning restrictions not common on the mainland. In fact, not only are things like shipping container homes and yurts allowed in this area, they’re actually quite common and can be found sharing the same streets as more traditional style single family homes. If “off grid living” isn’t your thing, and you’re looking instead for investment property, such as an ideal location to build an Airbnb, there is no more affordable area in the state to buy and build on than in this subdivision.
Another nice thing about this area is the sense of community brought by The Ocean View Community Association. Founded in 1989, this Association has worked hard over the years to better the lives of the residents in this region. In fact, their work started first with an extensive rebuilding program of the roads (there’s a reason they’re all paved) and later grew to include things like the construction of a community center, gas stations, grocery stores, laundromats and restaurants, all to better service the community they represent. While they’re not a formal Property Owner’s Association in that they charge no yearly dues to land owners, it should be noted that a yearly road maintenance fee is levied on residents within this subdivision. This nominal annual fee of $150.00 helps to maintain the conditions of the roads throughout the region and is a minor price to pay for the excellent driving conditions found along these hillside properties that range in elevation from 1,500 to 5,000 feet.
Additionally, in case it needs to be said, one of the best and most enviable things about these properties is their location within the Hawaiian Islands, specifically within a short walk or bike ride to the shores of South Point. The southernmost part of the United States, this area boasts a number of great beaches such as Punalu’u Black Sand Beach and Papakolea Green Sand Beach.
Finally, buying land here will allow you the opportunity to explore not just the immediate Ocean View region, but the entire Big Island, a location, by the way, which boasts more great activities than we could possibly list here. Whether you’d prefer to spend your time exploring the volcanoes, waterfalls or lava flows that define this region, or simply enjoy activities such as whale watching, snorkeling, scuba diving or fishing, you’ll find there’s always something fulfilling to do here. More to the point, however, making the move to Hawaii will allow you the chance to change your life in a meaningful way. Nothing helps break one from the stagnation of their daily routine and rejuvenate the soul better than moving to a tropical paradise.
Property Specific Notes:

- This property sits along Sea Breeze Parkway just west of Tiki Lane. It has paved road access and power running along the property line. Additionally, this lot sits in a reisdential area with a nuber of nice homes nearby. It sits roughly a mile and a half north of Highway 11 (Hawaii Belt Road).
- As per the original plat of this subdivision, most all of the lots in Ocean View Estates are one of three rectangular shapes: skinny, medium and wide. This is one of the medium lots with a width of 89ft across (road frontage) and a depth of 494 feet. (See Plat Map in gallery at the bottom of the page).
- Given the tropical climate here, many residents get their water by using rainwater catchment systems. As Hawaii County averages 17 inches of rain each year, this is actually quite common in this region. As you'll see from the photo gallery at the bottom of this page, the neighboring property owner has a very prominant rainwater holding tank in their yard. The Hawaii Department of Health regulates the rules and permitting for such devices and along with local rainwater capture installation businesses would be an excellent resource for researching how this typically works. In accordance, helpful links have been provided at the bottom of this page.
- The lava rock that covers the ground in this region is common and a number of local business specialize in bull dozing and grading these surfaces for new property owners. It should be noted, however, that before you crush lava and level a lot, you'll need a "Grubbing and Grading" permit. As this is a common situation for land owners in this region, the county should give you little resistance in acquiring this.
- Attorney Closing: Anyone purchasing this property should know that Hemingway Land will be hiring an attorney to draft the conveyance documents (new deed plus supplemental docs), the costs of which are factored into the sales price and will be paid by Hemingway Land. Due to the complexity of these documents, as well as the fact we'll be outsourcing them to an attorney, it should be noted that it will take a few days before we'll be able to present you with the new deed. Once you approve it, we'll sign/notarize and mail off to our attorney to record with the Hawaii Bureau of Conveyance. If the buyer elects to close through a title/escrow company, the cost of title insurance and all other closing fees will be the responsiblity of the buyer.
