In fact, their work started first with an extensive rebuilding program of the roads (there’s a reason they’re all paved) and later grew to include things like the construction of a community center, gas stations, grocery stores, laundromats and restaurants, all to better service the community they represent. While they’re not a formal Property Owner’s Association in that they charge no yearly dues to land owners, it should be noted that a yearly road maintenance fee is levied on residents within this subdivision. This nominal annual fee of $150.00 helps to maintain the conditions of the roads throughout the region and is a minor price to pay for the excellent driving conditions found along these hillside properties that range in elevation from 1,500 to 5,000 feet.
Additionally, in case it needs to be said, one of the best and most enviable things about these properties is their location within the Hawaiian Islands, specifically within a short walk or bike ride to the shores of South Point. The southernmost part of the United States, this area boasts a number of great beaches such as Punalu’u Black Sand Beach and Papakolea Green Sand Beach.

Attorney Closing: Anyone purchasing this property should know that Hemingway Land will be hiring an attorney to draft the conveyance documents (new deed plus supplemental docs), the costs of which are factored into the sales price and will be paid by Hemingway Land. Due to the complexity of these documents, as well as the fact we'll be outsourcing them to an attorney, it should be noted that it will take a few days before we'll be able to present you with the new deed. Once you approve it, we'll sign/notarize and mail off to our attorney to record with the Hawaii Bureau of Conveyance. - This 1 acre lot is located along Catamaran Lane just north of Ohia Drive. It has power at the lot line, paved road access and sits in a residential area with a nuber of nice homes nearby. It is situated roughly four miles north of Highway 11 (Hawaii Belt Road).
- As per the original plat of this subdivision, most all of the lots in Ocean View Estates are one of three rectangular shapes: skinny, medium and wide. This is one of the skinny lots with a width of 70ft across (road frontage) and a depth of 683 feet. (See Plat Map in gallery at the bottom of the page).
- While Ocean View Estates has an active community association, this organization does not operate as an HOA but rather as a non-profit with an eye toward community development. Because of this, the subdivision is not subject to yearly dues nor covenants and restrictions. A seperate organization - the HOVE Road Maintenance Corp - however, is responsible for the upkeep of the paved roads that can be found throughout the subdivision and does charge $150.00 annual fee per lot to each owner in Ocean View Estates. - Given the tropical climate here, many residents get their water by using rainwater catchment systems. As Hawaii County averages 17 inches of rain each year, this is actually quite common in this region. As you'll see from the photo gallery at the bottom of this page, the neighboring property owner has a very prominant rainwater holding tank in their yard. The Hawaii Department of Health regulates the rules and permitting for such devices and along with local rainwater capture installation businesses would be an excellent resource for researching how this typically works. In accordance, helpful links have been provided at the bottom of this page.
- The lava rock that covers the ground in this region is common and a number of local business specialize in bull dozing and grading these surfaces for new property owners. It should be noted, however, that before you crush lava and level a lot, you'll need a "Grubbing and Grading" permit. As this is a common situation for land owners in this region, the county should give you little resistance in acquiring this.
