Property Specific Notes:

  • Location & Size: The subject property is a 4.34 acre corner lot located where Big Horn Street meets Cervine Road in Grass Valley Ranchos, a residential subdivision situated just a few miles southwest of Winnemucca. Click here to see the subject property's location on Google Maps.

  • Roads & Access: As noted, this is a corner parcel with road frontage along both its northern and eastern borders. These roads, as well as most all the roads throughout the Grass Valley Ranchos subdivision, are made up of a largely dirt/gravel consistency. While it's likely any vehicle type can traverse this region, anyone scouting the property is advised to take a larger truck or off-road capable vehicle when visiting for the first time.

  • Power & Utilities: Power lines and underground utilities can be found running throughout this region and servicing a number of nearby developed home sites. This is true of the subject parcel as well which features both underground telecom lines as well as a utility easement which stops just short on the neighboring parcel. Because of this, it should be both easy and affordable to connect power to whatever you decide to build on the land. Anyone looking to investigate the cost and logistics of getting connected to the grid is encouraged to contact Nevada Energy, the utility company servicing this region.

  • No HOA: The Grass Valley Ranchos subdivision does not have a formal HOA nor are there are any annual dues associated with land ownership here. In addition, there are no time limits on building, no covenants and no restrictions governing the land in this region which should provide potential buyers with even greater freedom and independence to develop the property however they please.

  • Zoning: While the subject property may be without subdivision restrictions, Humboldt County is not without formal zoning. This particular region is zoned M-3 Open Land Use District, a designation which allows for everything from single family residences and mobile homes to agricultural and livestock activities, including farms and ranches. In addition, there are a number of other conditional uses permitted in this region including gun clubs, dude ranches, golf courses and driving ranges. Despite the formal zoning, however, it's worth noting that rural Nevada tends to be home a more permissive "small government" mentality, where it's questionable that anything would be off-limits. That said, anyone looking to familiarize themselves with the M-3 Open Land Use District zoning ordinance is encouraged to read this PDF which is an excerpt from the County Zoning Ordinance.

  • RV Usage: Per the Humboldt County Zoning Office, RVs may be used for 30 days at a time in this region and longer with a building permit. For exact permitting requirements, buyers are encouraged to contact the Humboldt County Zoning Office directly.

  • Fencing: It should be noted that barbed wire fencing runs along the western boundary of the subject property separating the land from the developed neighboring parcel.

  • Nearby Towns: As noted, the subject property is located just a quick five minute drive away from the county seat of Winneumucca. Boasting a population of a little under 8,000, this quaint western town is home to a number of amenities including big box stores such as Walmart and Ace Hardware as well as fast food restaurants, casinos, stores and bars. In addition, this town is also home to a number of government services, schools, parks and churches, which should be a benefit for anyone looking to raise a family here.

  • Nearby Attractions: Despite its relatively rural setting, those buying land here will find a surprising amount to do in Northern Nevada. In addition to the town of Winnemucca, there's also the Rye Patch State Recreation Area, just down the highway outside of Lovelock, the Blackrock Desert Conservation Area, home to the annual Burning Man events, Lahontan State Recreation Area just outside of Fallon and Pyramid Lake just north of Fernley. In addition, the Reno/Tahoe Metro Area, home to plenty of resorts, casinos and world-class skiing is only two and a half hours west of the subject property and may prove an excellent resource for weekend getaways.

  • Title: This property was closed on and its title insured through Cow County Title.
