  • The subject property is a 2.07 acre lot located at the corner of 6th Street and Kings River Boulevard in the River Valley Ranches subdivision, a residential community east of Elko and just north of the I-80 corridor outside Ryndon.   • While Kings River is a relatively well-maintained road, 6th Street is a rugged dirt road which appears to be not regularly maintained. Either way, anyone scouting the land is advised to take a larger truck or off-road capable vehicle.

  • While the subject property does not have power lines at its immediate parcel boundary, the nearest ones can be found roughly a half mile south servicing some developed home sites along Kings River. Because of this, potential buyers are encouraged to consider alternative sources of power such as solar panels. Anyone curious to investigate the costs or logistics involved in getting power lines run to the property is encouraged to contact Nevada Energy, the state-wide utility which also services this region.

  • While River Valley Ranches is a master-platted subdivision, it should be noted that there are no recorded covenants or restrictions for it. Additionally, there is no Home Owners Association governing this region, and hence, no annual dues or time limits on building associated with land ownership here.

  • This property is zoned R-1, or Single Family Residential District which according to the zoning ordinance means it's designed "to provide and preserve low density residential living areas reserved predominantly for the development of single-family dwellings." While this would normally suggest that the property would only be suitable for a house or mobile home with permanent foundation, there do seem to be a number of non-conforming exceptions within this small community. Because of this, potential buyers are encouraged to contact Elko County Planning & Zoning to discuss their specific plans for the property in advance of purchase.   • Nevada is one of only seven states which does not tax income. This means that moving here will automatically save you money.

  • The subject property is located just fifteen minutes northeast of Elko. Because of this, anyone purchasing the property will have easy access to groceries and supplies as well as a number of other amenities. In fact, Elko boasts a population of roughly 20,000 and is home to a number of big box stores, including Wal Mart and Home Depot as well as fast food restaurants, bars and casinos. In addition, the town offers major medical services in its Northeastern Nevada Regional Hospital, as well as air travel through its Elko Regional Airport. Of course, plenty of schools, parks and churches can also be found in this quaint western community.

  • Despite its largely rural makeup, Elko County is home to a surprising number of attractions including the South Fork State Recreation Area and Wild Horse Reservoir, both ideal for boating, fishing and camping. In addition, nearby Ruby and Franklin Lakes double not only as excellent spots to spend a day swimming or picnicking, but also offer plenty of sight seeing and bird watching as both regions are home to a diverse selection of wildlife seldom found in the high desert. And of course, Elko County has a number of museums honoring its rich western heritage such as the California Trail Museum and the Cowboy Arts and Gear Museum.
