  • Situated just south of Roswell, the subject property is a 5 acre lot located along Concord Road just 1.5 miles west of Highway 285. Concord is a well-maintained dirt-gravel road that can be navigated by any vehicle type and features power lines running its length, including at the boundary of the subject parcel.   • The subject property is not part of a formal subdivision. Because of this, there are no recorded covenants, no Home Owner's Assocation governing the land and no annual HOA dues.

  • The zoning for this region is defined as R-S or Rural-Suburban. This means that this lot may be used primarily for residential purposes. Livestock such as cows and horses are acceptable here but it should be noted that pigs are not. Additionally, the Chaves County Planning & Zoning Department did confess that because this property is farther removed from Roswell proper, ordinances here tend to be more relaxed (read: unenforced).   • Also in regards zoning, this area seems to include everything from large farms to small industrial businesses in addition to a number of quaint single family, mobile and modular homes. Per the county, RV living is acceptable here but only for two weeks or with a building permit. In short, this is the one type of dwelling they explicitly forbid as a permanent residence.

  • The subject property has fencing along its eastern and northern boundaries separating the land from the neighboring lots. With road frontage along the entire western boundary of the land, a surveyor may only be needed to help mark the southern boundary. This will also help minimize the cost of fencing off the entire five acre property, particularly valuable for anyone looking to keep or raise livestock.

  • While the subject property sits in a developed area, city utilities such as water and sewer are not present here. That said, there are a number of small businesses in the region that specialize in providing water service to home sites in the area. To investigate the possibility of bringing these services to the subject lot, prospective buyers can contact any of the following: Berrendo Water Co-Op, Roswell Water & Sewer or Cumberland Water Co-Op (no website, 575.623-1350).

  • It should be noted that the subject property is located just a few miles east of the Roswell International Aircenter. While one might imagine the nearby air traffic would create unwanted noise pollution, our photographer reported a surprisingly quiet environment each of the three times he visited the land. As one can imagine, prospective buyers are encouraged to investigate this aspect of the property on their own. 

  • Living in a town this big and populated will afford you easy access to groceries and supplies as well as countless things to do. Within a ten mile drive of this property you will find the Roswell Mall along with a Wal-Mart Super Center, a Sam’s Club, a Target, a Lowe's and Home Depot, two movie theatres and an Albertson’s grocery store as well as numerous fast food restaurants. Additionally, the city of Roswell boasts the Spring River Park and Zoo, a campus for Eastern New Mexico University and the Anderson Museum of Contemporary Art.

  • There are plenty of great outdoor recreation activities within easy driving distance of this property. Both Bottomless Lakes State Park and Bitter Lake sit just east of Roswell along the Pecos River and offer great boating and fishing opportunities. Just an hour south in nearby Carlsbad you'll find plenty to explore in the awe-inspiring Carlsbad Caverns. Additionally, within an hour’s drive to the west of Roswell you can find the town of Ruidoso which boasts the Ruidoso Downs Racetrack and Casino as well as plenty of great winter sport activities on the slopes of Ski Apache.
