- The subject property is part of a formal HOA known as the Buena Vida Improvement Association. As is to be expected, this organization has a number of responsbilities including the enforcement of covenants and restrictions created when the subdivision was first developed. Additionally, the HOA collects annual dues of $75.00 for each lot owner in the region to help with the upkeep of the community. - As noted, the Buena Vida community is governed by a set of covenants and restrictions first created with the subdivision. While most of these are what we like to term "common sense, good neighbor restrictions", they do include an Architectural Control Committee which is tasked with approving the building plans for all structures within their community. While these organizations tend to provide a valuable service in helping to maintain property values, they do cause certain buyers to blanche at the additional level of governance. Because of this, anyone looking to purchase land here is encouraged to familiarize themselves with the Buena Vida covenants and restrictions or even speak with the HOA in advance about specific building plans. - Buena Vida is a large, mostly undeveloped subdivision consisting of four Units of land. Unit one, where the subject property is located, is the most developed of all these Units and features not only a number of home sites with nice houses (see photos in the gallery at the bottom of this page), but also power lines and underground utilities. While these services are available in the subdivision, it should be noted that neither reach the boundary of this property, stopping short by about 1,000 feet. Because of this, anyone looking to build here is encouraged to investigate the costs and logistics behind getting these services extended and connected to whatever you decide to build on the land.
- Utility companies servicing this region include X-Cel Energy (power) and Century Link (cable & internet). Water service in this region is still only accessible by well, the aplication for which you'll have to submit through the Office of the State Engineer.
- While difficult to discern from satellite imagery, the subject property is actually a corner lot with road frontage along its western and northern boundaries. The western boundary is Via Del Sol Street, the primary access road extending from the main Tierra Grande Boulevard. The northern boundary is overgrown and not easy to discern but is a legal road.
- In addition to the afformentioned road frontage, the subject property has also been fenced along its southern border and property boundary stakes mark the four corners including the ill-defined north eastern corner. Because of this, anyone purchasing this land will likely not need to commission an expensive survey to determine their exact boundaries.
- Per the Buena Vida covenants, livestock including horses, cattle, chickens and "other fowl" may be kept and raised on the subject property.
- An additional benefit to living in Buena Vida is that they have an onsite fire department servicing the community (see photos in the gallery at the bottom of this page). This of course can be a tremendous benefit knowing that emergency services are just around the corner.
- It should be noted that your neighbors in this region will include both pronghorn and antelope, both of which roam freely through the undeveloped parts of this subdivision and are observed often by the residents of the community.
- Living just outside Roswell (population 50,000) will afford you easy access to groceries and supplies as well as countless things to do. Within a ten mile drive of this property you will find the Roswell Mall along with a Wal-Mart Super Center, a Sam’s Club, a Target, a Lowe's and Home Depot, two movie theatres and an Albertson’s grocery store as well as numerous fast food restaurants. Additionally, the city of Roswell boasts the Spring River Park and Zoo, a campus for Eastern New Mexico University and the Anderson Museum of Contemporary Art.
- There are plenty of great outdoor recreation activities within easy driving distance of this property. Both Bottomless Lakes State Park and Bitter Lake sit just east of Roswell along the Pecos River and offer great boating and fishing opportunities. Just an hour south in nearby Carlsbad you'll find plenty to explore in the awe-inspiring Carlsbad Caverns. Additionally, within an hour’s drive to the west of Roswell you can find the town of Ruidoso which boasts the Ruidoso Downs Racetrack and Casino as well as plenty of great winter sport activities on the slopes of Ski Apache.
