  • Location & Size: The subject property is a five acre parcel located along Gold Drive in Sangre De Cristo Estates, a residential subdivision situated just ten minutes north of Alamosa and within a twenty minute drive of the Great Sand Dunes National Park.   • Roads & Access: The subject property is located less than a mile north of paved and County-maintained Stanley Road. While most of the roads leading from Stanley to the subject property are of well-maintained dirt and gravel consistency, the final couple hundred yards will take you along unmaintained parts of Basalt Road and Gold Drive. Because of this, anyone scouting the property is advised to take a larger truck or off-road capable vehicle with them.

  • Power & Utilities: While there are a number of nearby developed home sites within this subdivision all being serviced by residential power lines and underground utilities, the closest one sits almost a mile from the subject property. Because of this, buyers looking to develop the land are encouraged to investigate alternative forms of energy such as solar. Anyone looking to investigate the cost and logistics of getting connected to the grid is encouraged to contact the San Luis Valley Rural Electric Cooperative, the local utility servicing this region.

  • No HOA: The Sangre De Cristo Estates subdivision does not have a formal HOA nor are there are any annual dues associated with land ownership here. In addition, there are no time limits on building, no covenants and no restrictions governing the land in this region. Because of this, buyers will have even greater freedom and independence to develop the property however they please.

  • Zoning: It should be noted that even though this region has no subdivision-specific regulations, Alamosa County has a very dense and detailed Zoning Ordinance. Per the county, this property is zoned R-E, Residential Estates which allows for Single Family Residences, Mobile and Modular Homes. For anyone looking to do anything more unconventional (tiny homes, yurts, etc.) Alamosa has a minimum square footage requirement of 500sqft. That said, it's best to confirm your plans with the county in advance. For further discussion of this topic, please contact the Alamosa County Land Use office.

  • RV Usage: In regards RV usage on the property, Alamosa County allows for up to 180 Days of RV living or camping with the proper permits. While many people selling land in this region tend to represent these lots as "RV Friendly" it should be noted that those temporary permits - which cost $120 - are contingent on "an installed Onsite Wastewater Treatment System (OWTS)" and a physical address. It should be noted that as with most counties, Alamosa will grant an "RV Temporary Use Permit" for anyone constructing a home on the property as long as the applicant also has a building permit. This permit also costs $120 but is good for up to two years.

  • Wells & Water Table Depth: The Colorado Division of Water Resources logs the well depth of the five wells nearest to this property between 40 and 60 feet, suggesting an easily accessible water table. This includes the home site directly across from the subject property along Basalt Place.

  • Nearby Towns: Located just ten minutes north of Alamosa, this property will provide easy access to groceries and supplies and most anything else you might need. The nearby town of close to 10,000 people not only features big box stores such as Walmart and Ace Hardware, but is also home to the San Luis Valley Health Center Hospital, Adams University and Trinidad State Junior College. A number of fast food restaurants have a footprint in Alamosa, and the region boasts a thriving downtown with bars, restaurants and nightlife. Additionally, there's plenty of schools, churches and medical practices for anyone planning on raising a family here.

  • Nearby Attractions: Aside from its thriving small town, Alamosa County boasts a number of enviable attractions all within close proximity of the subject property. The Great Sand Dunes National Park (see photos in the gallery at the bottom of this page) is just twenty minutes north of this parcel. Featuring the tallest dunes in North America, this area is perfect for sand boarding and sand sledding. Plenty of opportunities for fishing in the nearby Alamosa River as well as the Smith and Mountain Home Reservoirs are afforded those who call this area home. Animal lovers can explore both the Monte Vista and Alamosa National Wildlife Refuges. And as with much of Colorado, there's plenty of great hiking, hunting, horseback riding, camping and skiing to be found all within a short drive.
